The term Marketing comes from the words ‘market’ and ‘getting’; conquering the market. The term marketing has been around for over a 100 years. Today, it’s still about large companies wanting to conquer the market, gain market share and (new) customers. Marketing methods are comprehensive and Viral Marketing is a relatively new way. This technique increases the awareness and reach of a product or brand by using social media. It’s word-of-mouth advertising using the internet. The more people who know about it, the better. Each company that uses a marketing communication goal to express a specific marketing message can do so by publishing digital video clips, for instance. These days, commercial organisations employ viral marketing to generate brand recognition, launch a new product or draw attention.
To start Viral Marketing, companies use ‘seeding’. A seed is planted, it grows, creates new fruit with seeds that subsequently distribute its seeds. That means that a marketing campaign gets a nudge in the right direction; people are actively informed about the new campaign via social media. They’re stimulated to watch the expression. That gives the originator influence over the direction and the result of the viral marketing campaign.
In expensive cities like San Francisco and New York City, net rental yields can fall as low as 2%. This is a sign that there is a lot of liquidity buying property for property appreciation, and not so much for income generation. This is a riskier proposition than buying property based on rental income. In inexpensive cities, such as those in the Midwest, net rental yields can easily be in the range of 8% – 12%, although appreciation may be slower.
People have a lot of stuff—and they’re always looking for inexpensive ways to store it. What could be easier than having people pay you to store their stuff? Building passive income by offering storage could involve a large-scale investment of buying a storage facility (with cash!) or something simpler like offering your basement or shed. You’ll just need to ensure their items are safe and secure.
Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).
For those willing to take on the task of managing a property, real estate can be a powerful semi-passive income stream due to the combination of rental and principal value appreciation. But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. It’s important to realize that owning your primary residence means you are neutral the real estate market. Renting means you are short the real estate market, and only after buying two or more properties are you actually long real estate.
Whether you take a “distribution” (aka free-cash-flow) in the form of a dividend, interest payment, capital gain, maturing ladder of a CD, etc, you are still taking the same amount of cash out of your portfolio. Don’t fall for the trap of sub optimizing your overall portfolio’s performance because your chasing some unimportant trait called “income”.

However, the creative nature of viral marketing enables an "endless amount of potential forms and vehicles the messages can utilize for transmission", including mobile devices.
